First and foremost to qualify for a VA loan the borrower you must either be currently active and serving in a branch of the military, retired military, a reservist who has earned enough points in active duty or enough time in the reserves to qualify for the entitlement, or the spouse of a veteran who either died in service or as the result of service. A VA loan is a great product to use to purchase a home with. For starters with a VA loan there is no minimum down payment required. VA loans are insured by the Federal Government and have no monthly mortgage insurance. The VA loan does have an UFMIP (Up Front Mortgage Insurance Premium) it is called a Funding Fee. The Funding Fee ranges from as little as 0 percent of the purchase price or of the amount refinanced to as much as 3.3 percent of the purchase price or of the amount refinanced. This amount is based on the Loan To Value or LTV and the veteran themselves. A veteran who is disabled could be subject to a lower Funding Fee than a veteran with no disability. I’m able to tell you what percentage of the Funding Fee you would be eligible for and to that in a timely manner. In Clinton, Utah the “Lending Limit”, to not be considered a JUMBO loan, for a purchase or refinance of a VA loan is $417,000 including the Funding Fee for 2010 year.
